Yes! We manage basements/suites, apartments, condos, rental buildings, townhomes, houses, and laneway houses across Metro Vancouver and the surrounding areas.

How do you screen tenants?

We use a verification-based screening process to reduce avoidable risk. Mainly focused on consistency of information, ability to pay, and standard reference checks. Our screening process typically includes:

  • Income and employment verification

  • Reference checks (credit check, criminal check, and landlord reference check) and tenancy history review (where applicable)

  • Document consistency review and risk flag checks

Although screening reduces risk, it is not a hundred percent guarantee. However, we try to match tenants to the owner’s requirements and needs.

How do you set rent and reduce vacancy?

We recommend a rent range based on current market comparable, location, seasonality, and the unit’s condition. We then market and coordinate showings quickly to shorten time-to-tenant. There are some considerations that can impact vacancy such as pricing strategy, which is discussed with the owner, listing quality, unit readiness and speed of follow-ups.

How do maintenance requests and repairs work?

Maintenance runs through a documented workflow: request intake → identify responsibility according to RTAs→ report to the property owner for approval- vendor coordination → completion tracking. We fully document and address the requests timely while managing costs.

What do owners receive each month?

Owners receive a clear monthly statement covering rent status, maintenance activity, and any open issues, where relevant. Our statement provides owners with a peace of mind while protecting your investment.

Do you offer tenant placement only (leasing-only)?

Yes, tenant placement can be offered as a standalone service for owners who prefer to manage day-to-day operations themselves. We help with the marketing, showing coordination, screening, reference checks, and lease preparation.

What information do you need to provide a quote?

To quote accurately, we require basic property details and your timeline. Here are the standard questions we ask during our consultation:

How do I apply for a rental?

Once approved, you’ll typically confirm move-in dates, sign the lease, and provide required payments according to the lease terms. What to expect as next steps:

  • Building move-in coordination (for strata properties)

Are pets allowed?

Pet policies depend on the specific unit and, for condos, the strata bylaws. If pets are allowed, restrictions may apply - such as the type, size, and number of pets. Always check the listing details and strata rules (for strata units).

Utilities vary by property and landlords. Listings typically specify what’s included and what tenants pay separately.

How do I submit a maintenance request?

Maintenance requests should be submitted through the method listed in your lease or tenant instructions (often email or a form). To help provide as much detail as possible in the request, ensure that you have included these items in your request:

  • Photos or videos where relevant

  • Clear description of the issue

  • Times you are available for access or a follow-up call

Can I have roommates or sublet the unit?

Roommates and subletting depend on lease terms and, for strata properties, building rules. Always request property owner’s written approval before making changes.

Strata Management Councils FAQ

What does strata management include?

Strata management supports the strata corporation and council through administrative coordination, vendor workflows, records support, and communication processes under a strata management contract.

  • Financial Management: prepare budgets for strata corporation, collect strata fees, manage bank accounts, and ensure bills are paid (utilities, insurance, maintenance contracts, etc.).
